The very thing that might have drawn you to your prospective home may be the one thing that holds you back from having your dream home. If the home you are looking to buy has a fireplace, it’s important to schedule a chimney inspection. Not only does it protect your physical health, but it protects you legally and financially as well. It’s our goal as chimney professionals to keep our customers safe first and foremost. We offer home buyer inspections so that people already living in our area and moving to the area are safe from residential chimney fires. The best way to prevent chimney fires is to schedule chimney inspections.
Chimney Inspections
There are three levels of CSIA chimney inspections, all with their own purpose and necessary under certain circumstances. This is different than a home inspection which only asses the structural soundness of a home. A level two CSIA inspection is required before the sale or transfer of property and includes an overall assessment of the accessible portions of the chimney as well as a video scan of the entire chimney interior. After this inspection you can rest assured that your chimney is safe for full and efficient function. If it’s not, you will receive a thorough and detailed report of any findings and repair recommendations. If your disclosure report from the seller or realtor doesn’t include a CSIA inspection of the chimney system, you need to have one completed before the sale.
The CSIA Difference
The Chimney Safety Institute of America (CSIA) is the only organization of its kind which makes safety the number one priority. Safety and efficiency go hand-in-hand, and as CSIA members, Mr. Smokestack Chimney Service will make sure your chimney is safe and will work well for you this fall. A properly constructed and maintained chimney system will save you money year-round, however, so don’t put off the inspection until winter. Schedule it before your sale is final and you won’t be surprised by damage, issues, and costs later.
Our certified chimney sweeps are experienced and trained in diagnosing and repairing chimneys from top to bottom. Whether you’re buying a home to flip or to start a family, your chimney can be an asset or liability in the home buying process. We specialize in chimneys and can make sure yours is safe. We will offer a detailed report with supporting photographs and video footage, and recommendations–all backed by the CSIA signature. Keep these reports for your records because lawyers, code officers, homeowners insurance companies, and more will look for the CSIA signature.
Don’t trust a home inspector to inspect your chimney. These are two very different types of inspections and can cost you dearly after your purchase is final.
